Major Limerick city development starts phase one of works
Work has begun on the ambitious Cleeves Riverside Quarter regeneration project in Limerick, Ireland, with contractors Sisk preparing the 10-acre site for development. The project, valued at over €400 million, centres around the historic Flaxmill building.
Revitalizing a Historic Landmark
The Flaxmill building, dating back to around 1853, is a rare example of 19th-century architecture and holds 175 years of history within the city. The initial phase of the project will focus on stabilizing and repairing the roof and upper floors of the building, employing specialized stonemasons, timber experts, and ironwork professionals. These repairs will be “conservation-led” due to the building’s protected status.
A Mixed-Use Urban Neighborhood
The completed Cleeves Riverside Quarter is envisioned as a mixed-use urban neighborhood with a capacity for 1,000 residents. Plans include 234 high-quality homes and 270 purpose-built student rooms, alongside a creche and commercial space. Almost two acres will be dedicated to public realm, featuring new parks, plazas, and gardens.
The Flaxmill itself will be transformed into a centre for academic and student facilities. This project builds on Sisk’s previous work, having successfully completed phase one of One Opera Square.
Looking Ahead
Phase one of the project is expected to take just over a year – 15 months – to complete. In November, Limerick Twenty Thirty submitted a planning application for phase two, which represents the first major build phase of the project. The project is being delivered by Limerick Twenty Thirty with funding from the Urban Regeneration and Development Fund.
