Salzburg Housing: Dossenweg Development Sees Strong Sales After Rule Changes
After initial challenges, nearly all of the 120 apartments in the new residential development on Dossenweg in the Gneis district of Salzburg have been sold, according to Wohnbaugesellschaft Heimat Österreich. The much-discussed housing development is slated to be occupied beginning in July.
Sales Revived After Initial Struggles
Many of the apartments were initially difficult to sell. As of February 9, 2026, 105 have been sold, with interest already expressed in the remaining 15, according to Stephan Gröger of Heimat Österreich.
The sales process initially stalled a year ago due to sales regulations imposed by the city of Salzburg. The process relied on online registration and a lottery system rather than providing personal contact for prospective buyers, Gröger explained.
Expanded Eligibility Boosts Demand
The situation has improved, Gröger noted. “Anyone who buys an apartment wants good advice and people they can ask questions to. Previously, only city residents were allowed to buy, and, for example, residents of Grödig were excluded. Changing that has massively increased interest.”
Building Right Apartments Offer Lower Costs
The remaining 15 apartments are “building right” apartments, which are sold for a 99-year term and are therefore more affordable. Gröger is confident that all apartments will be sold by the time the first residents move in this July.
Building right apartments are priced at approximately 5,300 euros per square meter, while the standard apartments in the development cost 6,200 euros per square meter. Both prices are significantly lower than privately financed apartments in the area due to housing subsidies.
Buyers must meet the criteria for Salzburg’s housing subsidies, which may include income limits. The subsidy averages around 50,000 euros for a three-room apartment.

The buyers are a diverse group, according to Gröger. “We have many from the city of Salzburg, but also from neighboring municipalities. But we also have cases where someone is from Lungau or Pinzgau, who went there for work, but is now returning.”
